Flat Roofing: Common Problems and How to Fix Them

Flat roofing is no longer limited to commercial building. Nowadays, homeowners have seen the advantages of this type of roofing when installed on a residential property. However, like all other roof types, flat roofs come with a few drawbacks as well.

Pooling Water

Since flat roofing has a level surface, pooling is a common issue. Ensure there is good drainage so that rainwater won’t remain on your roof. If pools are stagnant for long periods, moisture could potentially seep into your roofing system. This could eventually cause problems and premature roof deterioration.

Leaks

Leaks can occur in various types of roofing. And, much like in other cases, these can be fixed if roofers get to the source early. Delaying roof repairs will only worsen the damage, and this could leave you with more expensive repair work.

Alligatoring

When your flat roof has aged and finally lost its elasticity, cracks or bubbles are formed creating an alligator skin-like surface. This is called alligatoring, and it’s usually beyond repair. That’s why, in this case, experts often recommend replacing the roof.

Flashing Issues

Asphalt flat roofs typically expand and contract as the weather and temperatures change. This constant expansion and contraction eventually takes a toll on the roofing, which can cause the flashing to pull away from the edges and corners of the roof. The best way to avoid problems with the flashing is to conduct regular roof inspections. This way, you can look for signs of deterioration and find out when it’s time to do repairs or get a new roof.
