“Based on the Roof’s Condition, Has It Been Properly Maintained?”

Regular upkeep means the roof has been kept in good condition. Signs of neglect may vary from one roof to another, but your roof inspector will be able to tell if the roof has been maintained or not. A well-cared for roof can last for years. However, a poorly maintained roof may need some repairs, and this should help justify a lower selling price.

“Has the Roof Been Repaired?”

This should be of special concern for you, especially if the building has a flat roofing. Ensure there’s an efficient drainage system. Also, check local building codes, and find out if a secondary drainage system is required. Having alternate roof drainage is backup in case the primary drainage gets clogged or fails to function.
