A Failing Roof System on a 12-Story Plaza Building

The commercial roofing system on this 12-story building on the Country Club Plaza had reached the point of failure. Saturated insulation sections had developed throughout the roof, compromising the system's ability to protect the building and accelerating deterioration across the membrane. Left unaddressed, the wet insulation would have continued to spread, eventually forcing a full tear-off and replacement at significantly higher cost.

For a building of this size and profile, that represented a major capital expense the ownership team wanted to avoid if a restoration path was viable.

Targeted Restoration with Spray Foam Base and GACO Silicone Topcoat

Easton's crew began by cutting out all saturated and compromised sections of the existing roof, removing the failed insulation and preparing a clean substrate for the new system. A spray foam base was then installed across the roof field, filling in the corrected areas and creating a seamless, fully adhered foundation.

The GACO silicone topcoat system was applied over the spray foam base, delivering a waterproof, flexible roofing membrane built for long-term commercial performance. The GACO system carries a manufacturer warranty, giving the building ownership documented coverage on the restored roof. The entire project was completed in two weeks with minimal disruption to the building's tenants and operations.
